CONSTRUCTION MANAGER

We are seeking a highly motivated individual with a passion for residential construction to join our team. The successful candidate will be a key member of our team and responsible for simultaneously managing all aspects of building multiple luxury home projects in various stages of design and construction. The Construction Manager works in partnership with our clients and internal team including Principal, Architect and Interior Designer as well as vendors, sub-contractors and stakeholders at all levels.

Responsibilities

  • Supervision, quality control and problem solving – managing projects from inception through completion, including regular site visits, coordination of field personnel, reviewing progress of subs, inspecting items and material prior to delivery and after installation, and ensuring highest standards of quality and safety on site at all times.

  • Coordination of trades and material deliveries – create, supervising and update project schedules to ensure timely delivery of milestones; proactively manage and communicate deviations from schedule to team subs and clients and develop contingency plans as necessary.

  • On-site management of projects – monitor construction to determine compliance with plans, specs, manufacturer requirements, industry standards, DC building rules, codes and regulations. Perform weekly safety inspections for all projects under construction.

  • Provide written weekly project updates to clients.

  • Identify, communicate and secure approval for change orders outside the scope of work to ensure accuracy and tracking of all client related expenses for invoicing.

  • Ensure that projects are handled professionally, timely and safely – establish and maintain positive interpersonal relationships among co-workers, partners, clients, contractors, consultants, municipal officials, etc. Work effectively with others in team environments.

  • Oversee project close-out – including preparation of punch list, securing sign-offs and final inspections.

  • Ability to work weekends if and when required.

Qualifications and Skills

  • Proven experience in residential construction with a minimum of 5+ years of residential construction management in Washington, DC.

  • BS in Construction Management or related degree preferred.

  • Excellent project management skills; must have the ability to keep multiple project schedules on time and on budget simultaneously and lead a team of subcontractors.

  • Analyzes problems and able to make sound decisions in a timely manner based on objectives, risks, implications and costs.

  • Must be extremely organized, detail oriented, have a great work ethic, and possess a positive attitude.

  • Ability to read and understand construction-documents and specifications with knowledge of all phases of construction.

  • Possess excellent client service skills with the ability to create and foster relationships with clients, and others involved in the construction.

  • Strong written and verbal communication skills.

  • Proficient and savvy working in a technology-based environment including Google Drive, Dropbox and Project Management software.

  • Knowledge of the local market, laws and codes required (DC metropolitan area). A working knowledge of OSHA safety regulations is required.

  • Fluent in written and spoken English; Spanish fluency a plus.
