Does my property need to be specially zoned for a garage conversion ADU?

Yes. Not every DC property is classified for ADU use and zoning verification is one of the first things we do. If your property qualifies, we handle everything from there. If it does not, we tell you upfront rather than designing something that cannot be permitted.

Do I need a Certificate of Occupancy to rent my garage ADU?

Yes. A Certificate of Occupancy is required before a garage ADU can be legally occupied or rented in Washington DC. Getting it requires passing inspections across structural, electrical, and plumbing systems. We manage that process through to completion.

Can any garage be converted into an ADU?

Most detached garages in DC can be converted, but it depends on the condition of the existing structure and what the zoning allows. Some are strong candidates for a full ADU. Others make more sense as a simpler living space. The consultation is where we figure out which one yours is.

What’s the difference between a garage conversion and a carriage house?

A garage conversion takes an existing garage structure and adapts it for living use. A carriage house is typically a larger, often historic structure that may already include living space above, or may be built new on a rear lot if none exists. Both can qualify as ADUs, but the scope, cost, and historic review requirements are usually different. We’ll help you understand which category your structure falls into during the consultation.

Do we need to move out during a garage conversion?

No, not in most cases, since the garage is a separate structure from your main house. You may experience some temporary inconvenience from utility work, such as brief electrical or water shutoffs while lines are connected to the garage, but these are typically short and planned in advance. We’ll walk you through what to expect before work starts.
