What We Build

Your Condo Has More Potential Than You Think

There is usually a moment when a condo stops feeling like enough. Maybe the kitchen was fine when you were rarely home but does not work now that you are cooking every night. Maybe you need a real home office and the dining room is not cutting it anymore. Maybe the bathroom has not changed since the building went up and it shows every single day.

A well-executed renovation is often the smarter answer to that problem. You keep the address. You keep the community. You get the home that should have been there all along.

Condo renovations in DC come with real constraints that a contractor without high-rise experience will underestimate. Plumbing stacks are fixed. Structural columns cannot move. Building management has rules about work hours, elevator access, and common area protection. HOA boards have approval processes that need to be navigated before a permit application is even filed. Getting all of that right requires a team that has done it before, in this city, in buildings like yours.

How It Works

A Process to Simplify the Complex, Design for Quality and Transparency

Most condo renovation projects in DC involve more moving parts than homeowners expect. HOA submissions, permit applications, building management coordination, material selections, and construction schedules all have to come together in the right sequence. Each project is different, with different buildings, different rules, and different approval timelines. Some have historic preservation requirements layered on top of everything else.

No matter what your project involves, the Blue Star process is about listening to you, educating you along the way, and helping you make the right decisions at every stage. Our team handles what is happening behind the scenes so you can keep living your life while the work moves forward. That includes:

  • HOA and building management coordination from pre-approval through construction completion
  • Permit management through the DC Department of Buildings, including historic preservation review where applicable
  • Architectural solutions for fixed utility lines, structural columns, and building systems that cannot be relocated
  • Raised subfloor and soffit designs where plumbing needs rerouting without touching the building stack
  • Acoustic assemblies for shared walls and floors that meet building requirements without compromising the design
  • Dust containment, floor protection, elevator scheduling, and neighbor impact management throughout

Our process is about organizing the complex to make it easier to navigate.

Why Blue Star

The Right Team Makes All the Difference

A condo renovation done well looks like a home that was designed from scratch for the person living in it. Getting there requires a team that understands the administrative, structural, and logistical realities of building inside a DC condominium and designs around them from the beginning.

Blue Star is an Architect-Led Design-Build firm, and on a condo renovation that distinction matters. When the architect and the builder are the same team, your building’s constraints are factored into the design before anything goes to permitting or HOA review. There are no hand-offs and no gaps in accountability. Our process is built around three things: Lifestyle Driven Design, Craftsmanship with Architectural Details, and a Transparent Process.

Lifestyle Driven Design

We start with you, how you live, what this space needs to do, and how the layout needs to shift to support your daily life. The finished home should feel like it was built for you, because it was.

Craftsmanship & Quality Details

We are specific about how materials come together, who we partner with in the field, and why we build the way we do. The details most people never consciously notice are exactly the ones that determine whether the finished space feels designed or just updated.

A Transparent Process

Our process does not just manage the drawings and the schedule. It educates you along the way about what your project requires, what the city’s approval process looks like for your specific building and neighborhood, and how your decisions affect the timeline and budget. You will know what is realistic before any work begins.

Ready to See What Your Condo Can Become?

We are not the right firm for every project. We do custom work, we take it seriously, and we have a process that works because we do not shortcut it.

If you want to renovate a space you will genuinely love, with a team that will be straight with you from day one, we would like to talk. We will tell you early what your project will realistically take, what DC’s process looks like for your specific building and neighborhood, and whether your timeline and budget are workable. No pressure, no pitch. Just an honest conversation.

Whole Condo Remodeling FAQs

Do I need HOA approval before starting a condo renovation in DC?

In most cases, yes. Building associations typically require a pre-approval submission before any structural, plumbing, or electrical work begins. Requirements vary by building but often include architectural drawings, insurance documentation, and a construction logistics plan covering elevator use, work hours, and common area protection. We handle the full submission process so nothing gets missed.

Can I live in my condo during the renovation?

It depends on the scope. For focused renovations like a single bathroom or kitchen, many clients stay in place with some adjustments to their routine. For larger projects involving multiple rooms or significant reconfiguration, temporary relocation is often more practical. We are straightforward about this during the planning phase so you can make the right call before work begins.

How do you work around fixed plumbing and structural elements in a high-rise?

Most high-rise buildings have fixed utility stacks and structural columns that cannot be relocated. Our design process starts by mapping those constraints and then finding architectural solutions that work within them, whether that is a raised subfloor to reroute plumbing, a soffit system to manage mechanical runs, or a layout that reorients the space around what cannot move. The goal is always a finished design that feels purposeful rather than pieced together.

  • Enjoy

A condominium in Washington, DC is not a compromise. For a lot of homeowners, it is exactly where they want to be, close to the city, in a neighborhood they love, with a layout that just needs to catch up with the way they actually live. The square footage is there. The potential is there. What it takes to unlock it is a team that understands how to design and build within the specific constraints of a multi-unit building.

At Blue Star Design Build, we work with DC condo owners who are ready to stop working around their space and start living in it. A kitchen that finally functions the way you cook. A bathroom that feels intentional rather than builder-grade. A layout reconfigured to fit your life rather than the floor plan you inherited. Whatever the scope, we bring the same architect-led process and design standards to a condo renovation that we bring to every project we take on.
