Does the ceiling height feel generous or is it just barely code-compliant? Is the staircase wide enough to move furniture? Does the dormer bring in real light or just the idea of it? Is the climate control actually comfortable or does the room run ten degrees warmer than the rest of the house in August?

- Structural reinforcement of existing floor joists to support habitable load requirements
- Permanent, code-compliant stair access with proper tread depth and riser height
- Egress windows sized and positioned to meet legal bedroom requirements
- Dedicated climate control, typically a ductless mini-split system, because extending existing ductwork through a historic multi-story home rarely works well
- Sound isolation between the attic level and the floors below
- Historic Preservation Office coordination for homes in designated DC historic districts
- Natural light strategy, because a dark attic suite feels like a storage room no matter how good the finishes are
